Royal Tropicals is a privately owned estate of residential sims, with themes of beach, green hills, and also some commercial properties.
A residential sim is a place where residents can build a home, invite friends over for parties and conversation and have a peaceful and enjoyable time.

- RULE #1 - Have Fun!
- RULE #2 - Enjoy this Island!
- RULE #3 - Pay your monthly tierfee on time. (See Tier section below)

- RULE #5 - Setup privacy by installing a security system but keep your borders open. (No red-ban walls by changing settings under about land..'access' or 'ban' tab.)

One objective of this covenant is to clarify our expectations and avoid future miscommunications, so read it to understand it.

IMPORTANT "ABOUT LAND" SETTINGS:
Your new parcel has many settings that can be changed, found by going to 'world' on your menu bar and then 'about land...'
There are seven tabs under about land: General, Covenant, Objects, Options, Media, Access, Ban.
I want to comment on three of these tabs...
- 1)"general" tab ~ please name your island anything you would like.
- 2) By agreeing to this covenant, you agree to leave the following settings on the "options" tab:
"create objects" settings~ all residents-UNchecked box, group-checked box
"object entry" settings~ all residents-checked box, group-checked box
"run scripts" settings~ all residents-checked box, group-checked box
All other settings under the 'options' tab, you may change to your desire.
- 3) By agreeing to this covenant, you agree to leave the 'access' tab and 'ban' tab unchanged (by making no adjustments to either by the checking of any box or the adding of any name...both tabs must have all checkboxes unchecked) ((if you WERE to make changes under these two tabs...you create red ban blocking lines, which you can't see but others do, restricting the air space over and around your parcel...we are an open community....SEE RULE #5 & 8))
By agreeing to this covenant...if these 'about land' settings are differant than above, you agree to us fixing your land for you by reclaiming your land...fixing it...and setting it back to sale to you for 0L.
NOTE: For Privacy, please use a security orb set for 30second delay and set to 'push'.

I want to provide the best care and support for your needs. I have support staff to facilitate the task that simply takes more hours than just my efforts alone.

You have a new friend avatar named "RoyalProperties Harbour" which can be used for easy access to the "support staff member of the day"
Our support team monitor the offline IM's to "RoyalProperties Harbour" to get you the help you need.

ESTATE OWNERSHIP IN PRIVATE SIMS
NOTE: ***PREMIUM ACCOUNTS ARE NOT NEEDED AND THERE ARE NO ADDED LINDEN LAB TIER FEE CHARGES. This means you do NOT have to pay $9.95 per month for a premium account PLUS land fees. Islands like Royal Tropical are not like the mainland and a premium account isn’t required. Instead you pay a monthly land tier to Royal Tropical and we take care of paying the sim fees to Linden Labs.
Purchasing a lease on a Royal Tropical Island ensures you the contracted rights listed below. By entering into this lease, you also agree to abide by all terms and conditions placed by Royal Tropical as per the conduct and use of the estate in question.
You also agree to be a member of the 'RoyalProperties.net' network at all times to ensure the delivery of any notices regarding land or leases. (subscribe to the group at the welcome center at the registration kiosk)
TIER FEES AT ROYAL TROPICALS
Tier fees are monthly server usage fees that is charged to all land owners. Each estate must pay a portion of the tier to help cover the server charges accrued by the island, as each estate owner is using a portion of server resources for prims, etc...
There are two options for paying your tier fee: PayPal or Lindens... directly to Relic Starbrook. You may choose the option that suits you.
Option #1 TIER FEE PRICING (Paypal option):
It will be cheaper for you to subscribe Tier fee through paypal.
All tierfees are in US dollars and managed via PayPal. The tier on this island is 3.50 per every 117prims
- 1) log onto paypal.com
- 2) click the 'send money' tab
- 3) use "tierfee@royalproperties.net" as the send-to address
Please add to the memo your Avatar name so we can identify your payment when it comes in through paypal.
Option #2 TIER PRICING (Linden Dollar option):
Tierfee calculation for the Linden Dollar option is made at the current market price for linden/USD currency sell exchange rate plus conversion fees.
Pay the lindens to the "Royal Tropicals Tierfee Pay Machine" at our Welcome Center
(see my profile picks for the TP LM)
- 1) 'left click' the machine to find your account info.
- 2) 'right click' and pay the machine to credit your account.
You may pay a max. of 5 years in advance. te he he. (SEE RULE #3)
TIERFEE DUE DATES AND REFUNDS
Tierfees begin the day of lease purchase of this estate.
Your next tier fee payment is due one month from lease purchase of this estate.
If payment is not made by the due date, I expect immediate communication from you prior to that date. With no communication, I assume you have abandoned your land.
NOTE: You agree that your delinquent tierfee payment will result in your parcel automatically being repossessed, and an estate defaulted in this way will receive no reimbursement of purchase prices or pre-paid tierfee , etc.

*You will be notified of any USD Tierfee changes with a seven day notice, should they occur.
I REFUND unused tierfee once sale is finalized by you or me. Unused tierdays will be pro-rated and refunded you.
Tierfee refunds are issued only if an action of the owner makes it reasonable to do so. Per Linden Lab (LL) Terms of Service (http://secondlife.com/corporate/tos.php ) section 1.6, LL does not issue refunds for downtime. Therefore, since LL does not reimburse me for their mistakes, errors and actions, I cannot issue refunds for downtime either. If LL changes their policy and issues refunds, I will be happy to pass their refund onto you by percentage of sim ownership.
It is the joint responsibility of you and I (as tenant and owner) to make sure that rental status is accurately recorded. Please make sure you keep copies of your financial transaction reference numbers. SEE RULE #8.
SELLING YOUR LAND
Just like the Mainland, you may sell your land should you ever wish to leave, as long as your tierfee payments are current and the new buyer understands and agrees to this same covenant agreement.
If you choose to have me sell your land for you, that will begin on or before your 'last month tier' date has started. You will be refunded all pro-rated tierdays that are remaining from land sell date to the end of that 'last month'. If the land does not re-sell during the 'last month', you are not obligated to pay any more tier beyond that 'last month' .
NOTE: The sale to a new owner is considered finalized upon tierpayment of the new owner to Relic Starbrook. The selling price can be set to whatever amount above and beyond first and last month tier cost.
Once sale is finalized, unused tierdays will be pro-rated and refunded you.
BUILDINGS and TERRAFORMING
The style of your build or purchased house will be of any type but must look beachy and residential.
Your new neighbors deserve "nice-looking-well-built" buildings adjacent to them. If you are unaware of the definition of "nice-looking-well-built", I can help further define it for you.
Keep your new neighbors happy by maintaining their open view and not building walls or fences that break their view. SEE RULE #4
We reserve the right to limit the number of active scripts used on this land.
Huge prims should be avoided and need approval.
To ensure the continuity of the island as a whole, terraforming is allowed with +2/-10 limits. You can raise part of your land 2m, or lower it 10m. This is so you can create features on your land. Do not raise your entire plot 2m or you will be asked to revert it. Further terraforming may be allowed on a case by case basis.
If you would like your land terraformed we recommend that you contact Infiniti Mirihi (via IM) We insist that all land have adequate water canals around it to keep the beachy/island/water look.
Expect contact from me if it looks bad or buildings left unfinished.
All structures on shared lot lines must be placed at least 4 meters from the shared edge of the property and may not have parts that hang over any shared lot line.
Outside content can be of any style but should be tasteful (overly mature content should go INSIDE the house please) and avoid excessive use of neon colors and moving textures or particles that may find their way onto someone else’s property.
ACCEPTABLE LAND USE
This is a residential estate, however some business can be conducted here, for example it's ok for you to rent out part of your house, setup a photo studio, have a "rent party" with a tip jar out. However, this is not the sim for a commercial club.
NOTE: See RULE #2
- No Linden Lab TOS violations
- No Malls/Shops/Vendors of any kind
- No Camping Areas
- No Sandboxes at ground level (build projects in the sky above 400m and then place your finished work down at ground leval)
- No Unsightly Advertising Banners.
If you are addicted to creating objects, build a skyplatform above 400m and work up there. SEE RULE #4 & 6
The Primary use of your land must be residential.
Business is permitted only in a business area.
CODE OF CONDUCT
We would prefer to think of these as guidelines rather than rules. Those of you who have respect for others probably don't need to read this section. However, for the few who need to read this, here they are:
One targeted goal is privacy of all residents and their guests. Please help us make that happen.
Also, I respect our residents privacy and will not enter your land unless invited or absolutely necessary. (so if you're having a party or gathering, invite me, I won't invite myself.)
NOTE: see RULE #1&2
You will assume responsibility for any guests you invite to the island.
You will receive a warning if you or your guests behavior or objects are breaking these rules or excessively disturbing your fellow sim users. Respect privacy by avoiding other residents' private rooms in the sky. If you cannot rectify the problem you will be asked to go find a different sim to call 'home' and have your ownership revoked. There will be no refunds in this case.
NOTE: see RULE #8
I assume that all avatars within the boundaries of this sim are legal adults in their country of origin. If you know of any minors on the sim, please report them to the Lindens immediately. The Owner bears no legal responsibility for any minors whatsoever.
Any form of "griefing activity" will result in the permanent ban of that avatar from the sim and a possible Abuse Report to the Linden Staff. No littering of objects on other residents' land. As per the TOS of Second Life, no harassment or stalking. No unconsensual player vs. player combat. This is not a combat zone...well ok...you can pick-a-fight with your 'significant other', but it is suppose to be a place of leisure and relaxation.
LEGAL NOTES:
Anytime the word "buy" or "purchase" or "ownership" is used in this covenant or in any other form of communication, the word "renter" or "Tenant" is assumed to be the true meaning. Clearly understand, I cannot sell any land, so referring to you with the word "buying" or "purchasing" or "selling" or "ownership" or any other forms synonymous with these words is not accurate. According to Linden Labs Inc., I am the legal owner and the one responsible for payments to Linden Labs, Inc.
The relationship between Owner and Tenant is strictly between Owner and Tenant. The Lindens (aka Linden Labs) will not intervene unless there is an alleged violation of TOS (terms of service).
As the legal owner of this sim, I reserve the right to expel and ban when absolutely necessary. Incidents of expelling and banning are quite uncommon, so relax.
As the legal owner of this sim, I reserve the right to amend or append these rules at any time to protect its residents and provide an optimum experience in their best interests. You will be notified of any and all changes, should they occur. Most amending or appending will be for clarity, so relax.
